Most homes need less than owners expect. Some need nothing.
A premium nightly rate is set before the first guest books — by what they see in the first three photos. Two identical homes on the same street can sit far apart on rate, and the difference is usually furnishings, styling, photography and the small amenities that make a stay feel considered.
So the first thing we do is look. Every home gets a launch readiness assessment against the top performers in its market, and it ends in one of three places:
Your home is ready
Well-furnished homes go straight to photography and launch. This happens more often than you'd think — and when it does, we tell you and we move. We don't create work to bill for it.
A few gaps
Usually lighting, linens, the kitchen, or an outdoor space that isn't earning its keep. Targeted, modest, and we'll tell you the expected payback before you spend anything.
A full setup
New builds, long-term rental conversions, and homes furnished for family use rather than guest use. Here we'll give you a scoped plan and a range up front, so you can decide with real numbers rather than a leap of faith.
How we handle it either way
- You get the assessment in writing, split into required to launch, high-return, and optional. Nothing is bundled or assumed.
- Where there's spend, you get a sourcing list with specific items and quantities — you buy direct, at your budget.
- Professional photography and listing copy are included in management, regardless of which of the three you land in.
- You always have the option to launch as-is. We'll be straight about what that means for rate, and then we'll go get you the best rate the home supports.
